Handyman Estimate Template (Free)

Handymen send an estimate when a job is bigger than a quick fix, when the client is comparing several bids, or when a landlord or property manager needs approval before work begins. Clients compare the total price, what is included, how soon you can start, and whether materials are part of the price.

What to include in your Handyman quote

  • Specific list of tasks and locations

Write down each repair and where it is, such as 'patch two holes in hallway wall and paint to match.' This prevents a client from adding more work under the same price.

  • Who supplies materials and fixtures

Clients often assume you will buy the faucet, light, or paint. State what you supply, what they supply, and the markup if any.

  • Paint, finish, and matching limits

Matching existing paint or texture is difficult. Say what level of match you will provide and whether a full wall repaint is extra.

  • Hidden conditions and exclusions

Rot, mold, old wiring, or non-code plumbing can appear after opening a wall. State that these are outside the quote and will be priced separately.

  • Estimated time and schedule

Give a start date and expected duration, and note if the work depends on materials arriving or on the client being home.

  • Cleanup and disposal

Say whether haul-away of old fixtures, doors, or debris is included or billed as a separate fee.

  • Payment schedule and quote validity

State the deposit, when the balance is due, and how long the price holds. Material prices change, so 14 to 30 days is typical.

Pricing your quotes

Visit before pricing anything uncertain

Photos are fine for simple tasks, but for repairs involving water damage, structural issues, or older homes, look at the site first. Charge a small assessment fee that you credit if they hire you.

Add a buffer for unknowns

Build in 10 to 15 percent on jobs where you cannot see behind walls or floors. Handymen who quote tight on every job lose money on the unexpected ones.

Offer a list-based quote for punch lists

Price each item separately on a multi-task list. Clients can drop items to meet a budget, and you can bundle the remaining ones to save travel time.

Quote labor and materials separately

Splitting labor and materials makes it easier to explain price differences when material costs change or a client wants cheaper fixtures.

Handyman estimate FAQ

Should I charge for estimates?

Free estimates are common for straightforward jobs. For jobs that need a long site visit or measuring, a $50 to $100 fee credited toward the work is reasonable. Always say so before you go.

Can I change the price after giving a quote?

Only if the scope changes or hidden conditions turn up. Put the change in writing, with the added cost, and get approval before continuing. If your quote says it excludes hidden damage, this is much easier to explain.

How long should an estimate stay valid?

Fourteen to thirty days is typical. Material prices and your schedule shift, so put an expiration date on the quote.

Should I get a signed estimate before starting?

Yes, for anything more than a small job. A signature or emailed approval confirms the scope and price, and it gives you a record if a disagreement comes up later. Some states require a written contract for home improvement work above a certain amount, so check your local rules.
