Masonry Estimate Template (Free)

Masonry contractors send estimates before nearly every job, usually after a site visit to measure and inspect the existing work. Homeowners and general contractors typically compare several bids, looking at price, brick or stone match, schedule, insurance, and how much of the cost is labor versus materials.

What to include in your Masonry quote

  • Exact scope with measurements

State the wall length, height, or area, and the number of courses or repairs, so the price is tied to something measurable.

  • Materials, brand, color, and mortar type

Brick and stone colors vary between lots, and mortar mix and joint style change the look and durability. Spelling these out avoids disagreements over a mismatch.

  • Demolition, removal, and disposal

Tearing out old masonry and hauling debris is heavy work. Say whether it is included or priced separately.

  • Footings, foundation, and base prep

Many failures start below grade. Clarify whether you are building on an existing footing, pouring a new one, or relying on someone else's work.

  • Permits, engineering, and inspections

Retaining walls, chimneys, and structural work often need permits or engineer sign-off. State who pays and who arranges them.

  • Exclusions and unknown conditions

List what is not covered, such as hidden water damage, failed lintels, or rotten framing behind veneer, and how those will be priced if found.

  • Schedule, weather, and payment milestones

Set an expected start and duration, say how weather delays are handled, and list deposit and draw amounts so clients know the cash flow.

Pricing your quotes

Inspect before you quote repairs

Chimney and old-wall repairs hide problems. Look at flashing, caps, mortar depth, and foundation settlement before pricing, and give a range or allowance for areas you cannot see.

Show labor and materials separately

Splitting them helps clients compare bids fairly and makes it easier to adjust if they change brick or stone. It also supports a clear change order if material prices move.

Add waste and cutting allowances

Stone and patterned brickwork waste more material than straight running bond. Include 5-15 percent depending on the layout, and more for complicated cuts.

Limit how long the quote is valid

Brick, cement, and fuel prices change. A validity period of 15-30 days protects you from being held to old numbers.

Masonry estimate FAQ

Should I charge for estimates?

Most masonry contractors quote simple jobs for free. For complex work that needs drawings, engineering, or a lot of time on site, some charge a fee and credit it toward the job if the client hires them.

How do I price a job when I cannot see the condition behind the wall?

Quote the visible work as a fixed price and add an allowance or unit prices for hidden repairs, such as a price per replaced lintel or per square foot of extra rebuild. Put this in writing before starting.

How detailed should a masonry estimate be?

Detailed enough that another mason could read it and understand the scope: measurements, materials, prep, cleanup, and exclusions. A one-line total invites disagreements about what was included.

Can I raise the price after the estimate is accepted?

Only for changes in scope or unforeseen conditions, and only with written client approval. If the scope matches the estimate, changing the price is likely to hurt trust and may violate your contract.
