A measuring service sends an estimate before the site visit, usually after a call or a look at the property size and purpose. Clients compare price, turnaround time, deliverable formats, and accuracy. Contractors and agents often request quotes from several providers and choose on speed and price, so clarity about what is included matters.
When to use estimates: Use estimates to provide project quotes and get client approval before starting work. Once approved, convert your estimate to an invoice with one click to collect payment.

This is the basis for the price, and a wrong size estimate is the most common cause of a changed quote.
Attics, crawl spaces, garages, basements, and exterior areas take extra time. Listing them avoids arguments about whether they were covered.
Measurements for an appraisal, a remodel, a window order, or a lease may need different detail and tolerance.
State whether the client gets a sketch, a PDF floor plan, a DWG file, or a written report, since each takes different drafting time.
If the client needs a specific standard, such as BOMA or ANSI for square footage, say so. Otherwise state your normal tolerance.
Furniture moved, rooms unlocked, and someone on site to let you in all affect time. State that return visits for access problems are billable.
Setting a delivery date and a quote expiration protects your schedule and your pricing if the scope changes.
| Service | Priced | Typical range |
|---|---|---|
| Residential square footage measurement and basic floor plan (up to 2,500 sq ft) | flat fee | $150-350 |
| Commercial as-built measuring and floor plan | per sq ft | $0.10-0.50 |
| Window and door measuring for treatments or replacements | per opening | $10-25 |
| Countertop or cabinet templating | flat fee per job | $150-400 |
| General field measuring labor | per hour | $60-125 |
| CAD drafting from field notes | per hour | $50-100 |
| Travel beyond service radius | per mile | $0.70-1.00 |
| Rush turnaround (under 48 hours) | surcharge on job total | 25-50% |
Typical US ranges. Rates vary by region, experience, and job size.
A per-square-foot rate on a 900 sq ft space may not cover your drive and setup. Set a minimum job fee so small jobs are still worth taking.
This lets clients who only need field notes skip the drafting, and lets you add drafting later without repricing the whole job.
A basic sketch with key dimensions and a full scaled CAD plan at a higher price lets the client choose based on budget and keeps you from being compared on price alone.
Cluttered, occupied, or irregular buildings take longer. Add a modest complexity factor to the quote and explain it, rather than absorbing the extra hours.
Most measuring services quote for free from a phone call or basic details. Charge for a site visit just to scope a large or complex job, and credit that fee toward the work if the client hires you.
If you call it a quote with a fixed price, treat it as binding unless the scope changes. If you give an estimate based on approximate size, state that the final price depends on the actual measured area.
Include a clause that the price is based on the stated size and will be adjusted at your per-square-foot overage rate if the measured area exceeds it by more than a set percentage, such as 10%.
Fifteen to 30 days is common. Shorten it if your schedule fills quickly or if travel and fuel costs are changing.
